Most of the restaurants and storefronts that opened in 2026 with a "Lutz, FL" address are in Pasco County. Whataburger, Smalls Sliders, CAVA, a New York pizza place and a Chewy Vet Care all have Lutz mailing addresses, and all of them are in the commercial corridor along State Road 54. The Lutz ZIP codes run north across the county line, so the address tells you less than it seems. The Hillsborough side of Lutz added very little new this year. It runs the community's longest-standing calendar, and between now and December that calendar is full.
This fall, the drive between the two halves also gets harder for a few weeks.
Where the 2026 openings actually are
Here are this year's openings with a Lutz address, roughly in the order they opened:
- Chipotle, 17995 N. Dale Mabry Hwy. It opened March 2 with the area's first Chipotlane drive-thru pickup lane. It's the one opening on this list on Dale Mabry rather than in the SR 54 cluster.
- Whataburger, 25340 Sierra Center Blvd. in Cypress Creek Town Center. It opened April 16, with cars lined up down Sierra Center Boulevard. The Tampa Bay Beacons called it only the second Whataburger in Tampa Bay.
- NY City Woodfired & NY Pizza, 16540 Pointe Village Dr., Suite 108, in Northpointe Village. It began a soft opening the week of May 7.
- CAVA, 2425 Sunlake Blvd. at The Premiere at Sunlake, near SR 54 and Sunlake Boulevard. The Tampa Bay Business Journal described it as recently opened at the end of June.
- Smalls Sliders, 19081 Wingshooter Way. It began serving in mid-August, with a grand-opening event on Saturday, Aug. 15.
- Chewy Vet Care, 17637 Harpers Run. It opened Sept. 4, and the Laker/Lutz News reported it's the chain's seventh Florida location. Zoning records put the address in unincorporated Pasco County.
That's one opening on Dale Mabry and five clustered around SR 54. The pattern holds for what comes next, too. Portillo's has been planned for the former Rock & Brews building at 26000 SR 56, which Portillo's own page places in Wesley Chapel Town Center. A January Business Journal report expected it to open in 2026. The company's page still gives no opening date.
The one new opening with a firm date
The most concrete change still ahead is at 25830 Sierra Center Blvd., near Tampa Premium Outlets. Darden, which owns Bahama Breeze, Olive Garden and LongHorn Steakhouse, said earlier this year that Bahama Breeze was "no longer a strategic priority." It has been converting the remaining locations to its other brands.
USA Today's Aug. 27 conversion schedule lists the Lutz Bahama Breeze as closing Nov. 7, 2026, and reopening as a Yard House on Dec. 9, 2026. The Yard House location page already shows the Lutz restaurant with "Opens December 09." It describes the restaurant this way:
"Located near the Tampa Premium Outlets shopping mall, you can enjoy American-style dishes, and the world's largest selection of draft beer with 90 taps to enjoy."
So the building isn't going dark for good. Expect about a month with no restaurant on that corner, from early November to early December. Lutz isn't alone in this. The same schedule has a Tampa Bahama Breeze converting to Yard House in February 2027.
What the Hillsborough side kept
The SR 54 corridor gets the ribbon cuttings. South of the county line, Lutz's calendar still comes from the same handful of places it always has, and most of them trace back to the railroad.
The Depot
The Lutz Whistle Stop Depot at 100 4th Ave. NW is a vintage, antique and artisan shop with a general store and a tea room. The building is a rebuild, since the original depot was torn down in 1966. The history goes back to "Lutz Junction." That's the name Charles Lutz gave the spot after he built a spur line from his Odessa sawmill to Lutz Station, an early rail link that helped establish the community.
The Depot's posted fall schedule is the busiest local calendar in the research.
- Oct. 2: First Friday
- Oct. 4: Pony rides
- Saturday, Oct. 10, 10:30 a.m. to 5 p.m.: Fall Fest, which is free and includes vintage games, contests, raffles, fall sales and model-train displays
- Oct. 31: Trick or Treat
- Nov. 6: First Friday
- Nov. 14: Sip & Script
- Nov. 27: Black Friday
- Dec. 4: First Friday
- Dec. 10: Christmas open house
The library
Lutz Branch Library is at 101 W. Lutz Lake Fern Rd. Its October calendar has three programs that stand out. STEAM Time: Invisible Ink is on Tuesday, Oct. 6. "Thrills and Chills," a program about horror books, is on Thursday, Oct. 8. A teen dragon-egg program is on Tuesday, Oct. 20. Regular family and baby story times run throughout the month.
The arts show and the Guv'na
The GFWC Lutz-Land O'Lakes Woman's Club has set its 2026 Lutz Arts and Crafts Show for Dec. 5 and 6. It will be at Keystone Prep High School, 18105 Gunn Hwy. in Odessa.
Lutz's best-known tradition happened back in the summer. At the July 4 Independence Day parade, Brigitte Shaw was named the 2026 Guv'na. She owns SouthernEaze Bar and Grill at Livingston Avenue and Sunset Lane. So this year's honorary title went to a local business owner whose bar sits on the Hillsborough side, even as the chain openings all landed up north.
The roads between the two halves this fall
Pasco has the new restaurants and Hillsborough has the calendar, so a lot of fall plans involve crossing the county line. For a few weeks, some of those routes change.
Gunn Highway closes near the Pasco line
Hillsborough County plans to replace a culvert near 18830 Gunn Hwy. That will close Gunn Highway between Van Dyke Road and Lutz Lake Fern Road for up to 28 days, starting on or after Oct. 12, 2026. Detours use Lutz Lake Fern Road, Dale Mabry Highway and Van Dyke Road. County data puts completion in late 2026.
Because the start date is tentative, so is the end date. If work begins Oct. 12 and uses the full 28 days, the road would reopen around Nov. 9. That falls in the middle of the Depot's November calendar and before the Dec. 5 arts show on Gunn Highway in Odessa. If you plan to drive Gunn Highway to that show, check the county's update first.
The Suncoast Trail trailhead swap
FDOT started work June 22 on the SR 54 overpass, one of two Suncoast Trail overpasses it's building in Pasco County. The other crosses SR 52. The work closed the Touchpoint Drive trailhead, and FDOT named the Lutz Lake Fern Road trailhead as the nearest access. When the work began in June, both overpasses were tentatively scheduled to open in the first half of 2027. Until they open, Lutz Lake Fern Road is the trail access FDOT points to.
The longer trail timeline
The Upper Tampa Bay Trail gap between Peterson Park and Van Dyke Road is a longer wait. Hillsborough County's current capital project schedule shows that segment still in design, with construction starting in early 2029 and finishing in early 2030.
Reading a Lutz address
What this year shows is that a Lutz address alone doesn't say which county a place is in. The new chains are where SR 54's retail growth is, and five of this year's six openings are clustered there. Yard House will add one more on Dec. 9. The Hillsborough side has the Depot at 100 4th Ave. NW, the library on Lutz Lake Fern Road, a Guv'na who runs a bar at Livingston and Sunset, and a fall schedule that's full through Dec. 10.
